Do I really need this service? What kinds of problems are possible?
We are proactive and can identify and solve problems before they get too costly or go too long without attention that can also be very expense. We are always on the lookout for problems such unauthorized access, frozen pipes, sewer issues, water leaks, heating issues, power outages and other electrical issues, signs of rodents, insects, mold and mildew.
How do I sign up?
We can start the conversation via phone or email, but a home visit is necessary to go over property specifics. Once that happens, a visit schedule can be created as well an ISP for your home.
Are you licensed and have insurance?
SSHS will be a member of the National Home Watch Association and will have the proper licensing, insurance and bonding to provide all homeowners with the assurance of best practices being implemented in a professional manner.
How often does the home get checked?
That depends on the homeowner and the needs determined together by both SSHS and the owner. A once-per-week visit is the standard, but visits can be regularly scheduled at the request of the homeowner.u003cbru003e
How much will it cost?
Home watch programs are customized, with the Standard, Extra and Premium program outlines to be used as guidelines. Hourly rates can be charged for extra services not utilized on a regular basis.
What happens when something is wrong at my house?
Once an emergency incident occurs, you will be contacted asap. The first few minutes will be used to quickly assess, document and take steps to minimize damage. Steps will be discussed as homeowner details are curated for the Property Profile.
Does SSHS provide security for my home?
No. We will respond to alarms and may act as your professional liaison between you and local agencies and vendors. Having a regular presence at the home is one of many options to secure your home as best as possible.
Do you manage STRs (Short Term Rentals)?
Not at this time. We usually recommend owners talk with Dina about analyzing their STR for investment potential, home layout and design, as well as overall experience. She’s recommended numerous companies over the years and can give feedback she’s received from those clients.
What kind of property services do you offer if you don’t manage STRs?
Summit Second Home Services provides a personalized approach to property care and attention. Each home is different and services will be determined through an ongoing dialogue between SSHS and the homeowner. The short list is…
What’s the difference between a Home Watch service and a House Sitter?
The House Sitter is sleeping in your bed and may not undergo the strict guidelines and vetting that applicants to the National Home Watch Association go through. House sitters may increase potential for wear and tear and increased costs of utilities being utilized. A home watch professional is bonded and insured. Most house sitters may not have the experience to problem solve or obtain resources in a timely manner.
What locations do you serve?
I serve the greater Breckenrige, Colorado area, specifically I am targeting The Highlands, Shock Hill and Penn Lode neighborhoods. Homes outside the Town of Breckenridge will be considered on a case by case basis. These towns include Blue River, Copper Mountain, Dillon, Frisco, Keystone and Silverthorne.
What are some of the most common items that owners may not be aware of?
Frequent monitoring of snow loads on rooftops is a big one. This can lead to many issues, including the potential for ice dams that lead to interior leaks. Also, I can be a local resource to respond to alarms and other time-sensitive situations.
I have a smart home already. Why do I need this service?
Cameras can’t smell. A human presence can feel, touch, and smell things that certain IOT (Internet of Things) smart devices may or may not detect.
